Application Process

ALL property information MUST be verified by the Tenant. While we strive to provide the most accurate description of the properties listed, Walford Properties, LLC is not responsible for errors in advertising concerning, amenities, Square Footage, Room Layout, etc. that are verifiable by the tenant during their walk-through of the property.

Accepting Applications

Policy Statement for Accepting Applications:

Walford Properties, LLC does not discriminate in the rental of dwellings and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).

Before accepting an application, the Applicant must first view the unit applied for. We may accept an application for an upcoming availability as long as Applicant has viewed a unit in the requested complex/floor plan. Each Applicant 18 years old or older is charged a non-refundable application fee. The Applicant must then submit the completed application form, non-refundable application fee (application fee link will be emailed to applicant) and provide proof of income as well as photo identification. In the case of full-time students, a parent or guardian may co-sign for Applicant to meet the proof of income requirement by completing and submitting our Parental Guarantee form. The Parental Guarantee form must be signed in the presence of a Notary.  Walford Properties, LLC will only allow a co-signer for full-time students who do not income qualify. A co-signer is not allowed in any other case.

All tenants must do an in person interview with property management company as part of our application process.

Additionally, we require completed application form and photo identification for each permitted occupant, age 18 or older. Criminal background is pulled on every occupant age 18 or older.

Rental Requirements

All Applicants are scored and processed in the order they are received, using the same standards. It is the applicant's responsibility to provide us with all necessary information. We reserve the right to decline an application for incomplete information.

These are the minimum requirements we use in qualifying applications.

INCOME: The combined gross income of all persons living in the rental should be at least 2.5 times the monthly rental rate (income requirement and/or deposits may be raised depending on income).

CREDIT and PAYMENT HISTORY: Your application may require additional security deposits if you have a judgment, collection, or delinquent account with a landlord, property management firm, or utility company. Other delinquent accounts and collections will be used to measure your payment history. You may be denied or asked to pay a larger security deposit or use a co-signer based on this information.

EMPLOYMENT: Employment will be verified by phone or the applicant can provide a current pay stub or bank statement. Self-employed applicants must provide proof of income in the form of bank statements or tax returns. We also consider the applicant's length of employment in the same field.

RENTAL HISTORY: Your application may be denied if the rental history section of the application is incomplete or contains false information. Complete this section of the application in full. If you previously owned your home, you may be asked for verification.

CRIMINAL HISTORY: Your application may require additional security deposits or possibly denied if you have committed a felony within the last 10 years. Your application may also require additional security deposits or be denied if you have been convicted for crimes that would be considered a threat to the rental property, neighbors, and/or manufacturing or distribution of controlled substances.

OCCUPANCY LIMITS: 2 Persons per 1 Bedroom. We follow local guidelines and regulations.

CO-SIGNERS: If co-signers are required, the co-signer must complete a full application, be approved, and sign the rental agreement.

PETS: Check the listing of each property for specific pet requirements. If a property allows pets, there is typically an increased monthly charge and additional deposit. There is also a separate pet required form to be completed by tenant disclosing information on type of pet and Pet Policy per County Guidelines and Codes.

STUDENTS: Your application may require verification of enrollment and financial aid, scholarships, parental support, or other income.

IDENTIFICATION: Will be verified before lease signing or at any time during the application process.

APPLICATION FEE IS NON-REFUNDABLE: The amount is listed on the application. Each applicant over the age of 18 is required to pay an application fee when submitting the application. This fee is NOT refundable under any circumstances. Your application will not be considered received and will not be processed until the application fee is paid in full.

We recommend you spray all your belongings to ensure they are insect free before moving the items into any of our properties.
