Policy Statement regarding Maintenance:

Walford Properties, LLC will perform the following procedures in a normal property turnover between Residents:

Painting of property interior if needed
General cleaning if needed
Pest Control "We recommend you spray all your belongings to ensure they are insect free before moving the items into any of our properties."
General Maintenance

New Resident: Within ten days of taking possession of the rental unit, new Resident is required to complete an inspection checklist. Any requested repair or any item that Resident does not wish to be charged as damage against their security deposit should be indicated on the inspection checklist. Resident may attach photos to document damage. Once the completed inspection checklist is returned to the office, Walford Properties, LLC will send a maintenance technician to complete any requested repairs.

Current Resident: Current Residents are requested to call all routine maintenance in to the office phone number during regular business hours. Any staff member will be happy to take a maintenance request. Walford Properties, LLC will make every effort to complete requested maintenance within 24 hours when the request is received during regular business hours. However, at times Walford Properties, LLC may require additional time to complete requested maintenance. Outside contractors may be used to complete some repairs including but not limited to: HVAC repair, appliance repair, electrical repair, plumbing repair, and/or pest control. Timing/scheduling with outside contractors is outside of our control.  Tenants with past due balances may experience a delay in maintenance repairs.

Emergency Calls: Walford Properties, LLC offers after-hours/weekend emergency maintenance. Residents are directed to call the same office number with emergency calls after 5 pm and on weekends or contact our head contractors department by calling 678-519-5785 or 770-709-2438.  Please be aware that contractor must obtain owners approval over $200. The answering service will forward calls to the on-call maintenance technician. The technician will make contact with the Resident to assess the emergency maintenance request and complete necessary repairs. Please remember, Walford Properties, LLC may be subject to outside contractor scheduling for some emergency calls. Timing/scheduling with outside contractors is outside of our control.

Pest Control: Walford Properties, LLC offers on-call routine pest control service at no charge to our Residents during the move in inspection.  Resident should contact the office to report termites.

General Information: Unfortunately, Walford Properties, LLC is NOT able to be at scheduled appointments with Residents for maintenance and repairs. Tenants are responsible for making sure they are able to meet technicians or contractors for all repairs or be sure to have someone at the residence for technicians or contractors appointments.  Due to the nature of maintenance work, the technicians don't always know how long any particular job will take and we do not want to inconvenience Residents also Walford Properties, LLC is not responsible for missed appointments and does not take responsibility for contractors or technicians time to meet a tenant.

Lawn Maintenance: Tenants are responsible for lawn and yard maintenance including but not limited to trimming hedges and maintaining trees and debris.

Utility Information: Walford Properties, LLC is not responsible for any utility services for applicants or tenants.

Power Outages or Appliance Fails and Food Replacement Concerns: Please note that Walford Properties, LLC does not offer tenants reimbursements for spoiled food items, we also do not cover any damages caused by power outages or failed equipment or appliances; however, you may contact your insurance company to see if this is covered under your homeowner’s or renter’s policy.
